The Right Way to Install a Skylight in St. Louis

If you've ever heard horror stories about skylights leaking, those stories almost always trace back to one of two things: cheap brands or bad installation. A properly-installed VELUX skylight is one of the most reliable openings in your home β€” significantly less prone to leaks than the average vent pipe, in fact.

We install VELUX exclusively. They've been making skylights since 1941, they own the patents on the modern flashing system every other manufacturer copies, and they're the only major brand that backs their installation with a written 10-year leak-free warranty (the famous "No Leak Skylight" promise).

Whether you want to brighten a dark hallway, add ventilation to a stuffy bathroom, or transform a great room with cathedral ceilings, this page covers everything you need to know about adding skylights to your St. Louis home.

Already have skylights that leak? The fix is almost always replacing the flashing kit β€” not the skylight itself. Replacement skylights are also the right call when you have 20+ year old non-VELUX units that have failed. Call us for an inspection.

Why We Only Install VELUX

Choosing the right skylight brand is more important than almost any other home product decision because if it leaks, water comes directly into your living space. There's no margin for error.

VELUX advantages over budget brands:

We're not VELUX salespeople β€” we just refuse to install brands we wouldn't put on our own homes. The premium over budget brands is small (typically $100–$300 per skylight) and the long-term performance difference is enormous.

Types of VELUX Skylights We Install

⬜

VELUX Fixed (FS Series)

$1,200–$1,800 installed

The simplest, most reliable, and most popular option. Doesn't open β€” just adds light. Best for hallways, walk-in closets, stairwells, and any room that just needs daylight. Most affordable choice.

πŸͺŸ

Manual Venting (VS Series)

$1,500–$2,200 installed

Opens with a manual rod or crank. Adds ventilation along with light. Great for bathrooms, kitchens, and rooms that build up humidity. Built-in rain sensor closes automatically if rain starts.

⚑

Electric Venting (VSE Series)

$2,000–$2,800 installed

Opens with a wall switch or remote. Includes rain sensor (auto-closes), insect screen, and integrated blinds. Best for hard-to-reach skylights or anyone who wants the convenience of remote operation.

β˜€οΈ

Solar-Powered Venting (VSS Series)

$2,200–$3,200 installed

Solar-powered, fully battery-operated. No wiring required (saves install cost on retrofits). Qualifies for 30% federal solar tax credit, often making it net-cheaper than electric venting.

πŸ’‘

VELUX Sun Tunnel (TLR/TGR)

$800–$1,500 installed

Tubular skylight β€” flexible reflective tube routes daylight through the attic to a small ceiling diffuser. Best for closets, bathrooms, hallways without ceiling access. Cheaper than a traditional skylight.

🏠

Replacement Glass / Re-Flash

$700–$1,300

Got a failing 20-year-old skylight? Often the curb is fine but the glass and flashing have failed. We can replace just the unit and flashing without major roof work in many cases.

How We Install a VELUX Skylight

The installation process is what separates a 30-year leak-free skylight from one that fails in 5 years. Here's our exact process:

  1. Interior planning. We measure ceiling space, determine the rough opening, and check for obstructions in the attic β€” wires, plumbing, HVAC ducts. Sometimes the planned location moves slightly to avoid these.
  2. Roof opening. We cut a properly-sized opening in the roof, framing it with header members between the rafters. The opening matches VELUX's spec for the exact unit being installed.
  3. Curb installation (if applicable). For curb-mount skylights, we build a 4-inch wood curb. For deck-mount (the better option for most homes), we mount directly to the roof deck.
  4. Set the skylight. The unit is placed in the opening and screwed down to the deck or curb.
  5. VELUX flashing kit. The manufacturer-engineered flashing kit goes on next β€” head flashing, side step flashing, and apron flashing. This is the make-or-break of skylight installation.
  6. Underlayment integration. We integrate the flashing into the roof underlayment using ice & water shield around all four sides.
  7. Shingles re-laid. Shingles are cut and re-laid around the flashing, with sealant at all critical junctions.
  8. Interior finish. We frame the interior shaft, drywall, tape, and prime. Final paint is typically done by you (so you can match your existing wall color).
  9. Quality test. We hose-test the installation before leaving β€” soak the entire skylight perimeter for 5 minutes and check for any interior moisture.

Deck-mount vs curb-mount

VELUX offers both, but for asphalt shingle roofs (90%+ of St. Louis homes) we recommend deck-mount. They're lower-profile, integrate cleaner with the roof, leak less in heavy snow, and look better. Curb-mount is mainly used for tile and metal roofs.

What Skylight Installation Actually Costs

Skylight installation costs vary based on the unit type, whether it's a new install or replacement, and how much interior finishing is involved. Here's what to expect:

What's included in the price

What's NOT included: Final paint of interior shaft (we prime; you choose color). Trim work if you want decorative trim around the opening.

Federal solar tax credit: Solar-powered VELUX skylights and their motorized blinds qualify for the 30% federal Residential Clean Energy Credit. On a $3,000 unit, that's $900 back at tax time β€” making solar venting often cheaper than electric venting once tax credits are factored in.

Why Add a Skylight to Your Home?

πŸ’‘ Natural Daylight

A single 22"x46" skylight provides as much natural light as 3 standard windows β€” without the privacy concerns. Cuts daytime electricity for lighting.

🌬️ Ventilation

Venting skylights remove moisture, odors, and hot air from bathrooms, kitchens, and stuffy upstairs rooms. Stack effect ventilation works better than fans.

🏑 Curb Appeal

Skylights are an architectural feature that adds visual interest both inside and out. They're often a selling point for buyers.

πŸ“ˆ Home Value

Quality skylights typically return 60–80% of their cost in resale value, especially in rooms with cathedral ceilings or great rooms.

😴 Better Sleep

Bedroom skylights expose you to natural light cycles, which research shows helps regulate circadian rhythm and improves sleep quality.

🌱 Mood & Productivity

Natural light reduces eye strain, improves mood, and is documented to boost productivity in home offices.

πŸ’° Energy Savings

Reduced lighting needs during the day. Combined with low-E glass, modern skylights have minimal heat loss.

⭐ Stargazing

If you've never lay in bed and watched a thunderstorm or a meteor shower through your ceiling β€” you're missing out.

Skylight Installation FAQ

Will my skylight leak?

Properly installed VELUX skylights with manufacturer flashing kits are extremely reliable. We've installed them and have never had one come back as a leak. Plus, VELUX's "No Leak" warranty covers leak failures for 10 years.

How long does installation take?

1 day for replacement of an existing skylight. 1–2 days for a new installation that requires interior shaft work (framing, drywall). Solar venting saves time vs electric since no wiring is needed.

Will hail break my skylight?

VELUX uses tempered + laminated glass that resists hail up to 2" diameter (a very large hail event). Even if struck by larger hail, the laminated glass holds together rather than shattering β€” water won't pour in.

How do you handle condensation?

Some condensation in winter is normal on any glass surface. Modern VELUX glass has low-E coating and argon fill which dramatically reduces condensation. For bathrooms and kitchens (high humidity), venting skylights help remove moisture before it condenses.

Can I get blinds for my skylight?

Yes β€” VELUX offers manual, electric, and solar-powered blinds in blackout, light-filtering, and venetian styles. They install inside the skylight frame, not below the ceiling.

Do skylights save energy or cost it?

Modern Energy Star VELUX skylights with low-E glass are net-positive in summer (less lighting needed) but slightly net-negative in winter (some heat loss). Overall, energy impact is roughly neutral while you gain significant lifestyle benefits.

Will my home insurance go up?

Generally no, as long as you disclose the skylight to your insurer. Some policies want to know about modifications. Skylights are a standard feature and typically don't impact rates.

What about during my roof replacement?

If you're already getting a new roof, this is the optimal time to add or replace skylights β€” the flashing integration is much cleaner during a full re-roof. We can roll skylight cost into the roof project.
