St. Louis Roof Repair Done Right β€” and Honestly

Here's a confession from a roofer: roof repair is where most contractors lose money β€” and it's exactly why so many of them try to convert every repair call into a full replacement. A repair takes us 1–3 hours and earns a few hundred dollars. A replacement takes 1–2 days and earns thousands.

We do repairs anyway, and we'll always tell you honestly whether your roof needs a $400 fix or a $10,000 replacement. Last spring, we drove out to a Webster Groves home where three other roofers had quoted full replacements. The actual problem? A single counter flashing that had pulled away from a brick chimney. We fixed it for $375 and the homeowner got 8 more good years out of her existing roof.

If you've got a leak, missing shingles, granules in your gutters, or any other roof concern, this page walks you through what's normal repair territory, what the costs should be, and when it's time to consider a replacement instead. Or just call us β€” we'll come out and tell you straight up.

The 30% rule: If repair costs exceed 30% of replacement cost, replacement usually makes more sense β€” especially if your roof is past 15 years old. We'll do the math for you.

Common Roof Repairs We Do Every Week

Here are the most frequent calls we get in St. Louis, what they typically cost, and how we fix them.

$200–$400

Pipe Boot Replacement

The rubber gasket around vent pipes cracks after 8–12 years. We replace with lifetime IPS or Gibraltar boots that won't fail again.

$300–$600

Missing Shingle Repair

Wind blew off a few shingles? We replace with matching color, re-seal the courses around them, and check for tab failure nearby.

$400–$800

Chimney Flashing Repair

Most chimney leaks are flashing failures, not the chimney itself. We re-cut and seal counter flashing, often without removing siding.

$300–$700

Step Flashing Repair

Where roof meets a wall, individual metal pieces overlap each shingle course. When one fails, water gets in. We replace the affected area.

$500–$1,200

Valley Repair

Valleys take the most water flow on your roof. We can re-flash valleys without touching the rest of the roof in most cases.

$200–$500

Ridge Cap Repair

Ridge caps blow off in high winds. We replace with matching architectural caps, not the cheap 3-tab option.

$300–$700

Skylight Flashing

VELUX and other skylight flashings deteriorate. We can replace flashing kits without removing the skylight in most cases.

$500–$1,500

Decking Replacement

Soft spots, sagging, or rot under shingles need decking replacement β€” we open a section, replace bad sheets, and re-shingle.

$200–$400

Storm Tarp (Emergency)

Active leak from a recent storm? We tarp it within 24 hours so the inside of your home is protected while we plan a permanent fix.

What Drives Roof Repair Cost

Three things determine your repair price: access difficulty, materials needed, and time on roof.

Access Difficulty

A 6/12 pitch (typical 2-story house) is straightforward. A 10/12 or steeper pitch requires harnesses, longer setup, and slower work β€” adding 25–50% to labor. Multi-story homes that require longer ladders or cherry pickers cost more too.

Materials

Most repair materials run $50–$300. Pipe boots, drip edge, step flashing, ice & water shield, sealant, matching shingles. We never use cheap materials on repairs β€” that's how leaks come back in 2 years.

Time on Roof

Simple repairs take 1–2 hours of actual work. Complex repairs (multiple chimney flashings, valley work, decking exposure) can take 4–6 hours. We charge for the time it actually takes, not a padded "trip charge."

What you should never pay: A "trip fee" or "diagnostic fee" just to have someone climb up and look. We come out free, climb up, take photos, and quote the repair. You pay zero unless we do the work.

How We Track Down a Roof Leak

Roof leaks are sneaky. The water you see in your ceiling is usually 5–20 feet away from where the actual leak is β€” water travels along rafters, wires, and pipes before dropping. Here's our process for finding the source:

  1. Interior inspection. We start where you see the water stain, then look for the closest path back uphill (toward the roof).
  2. Attic inspection. With a flashlight, we trace water trails on rafters and decking. Active leaks leave wet spots; old leaks leave dark stains and rust on nail heads.
  3. Roof inspection. Once we know roughly where to look, we go up and inspect: pipe boots, flashings, valleys, exposed nails, missing shingles, lifted edges.
  4. Water test (sometimes). For tricky leaks, we'll have you watch from inside while we run a hose on different parts of the roof to recreate the leak.

The most common leak sources we find, in order of frequency:

  1. Cracked pipe boots (the #1 leak source on most roofs)
  2. Failed chimney flashing
  3. Missing/lifted shingles after wind events
  4. Step flashing failures
  5. Skylight flashing wear
  6. Valley flashing or shingles
  7. Exposed nail heads (often from solar panel installs)
  8. Ice damming (winter only β€” at eaves)

Should You DIY a Roof Repair?

Honest answer: usually no. Here's why.

Roofing looks simple β€” overlap shingles, drive nails. But the parts that actually matter are the parts you can't see: which row to lift, where the underlayment goes, how to integrate flashing into the courses, where Ice & Water Shield needs to be. A DIY repair often "works" for 6 months until water finds its way through the patch you couldn't see needed sealing.

Things you can probably DIY:

Things you absolutely shouldn't DIY:

And one more thing: if you fall off a roof, your homeowner's insurance won't cover you, and the medical bills will dwarf any roofer's invoice. We've gotten plenty of "I tried to do it myself" calls β€” and they always cost more than if they'd just called us first.

🚨 Active Leak? We Tarp Within 24 Hours.

If water is coming into your home right now, don't wait for a permanent fix β€” call us for emergency tarping. We'll get out within 24 hours (usually same day if you call before 3PM), tarp the affected area properly, and stop the water damage immediately. Then we plan the permanent repair.

What to Do Right Now If You Have an Active Leak

  1. Move belongings out from under the leak. Furniture, electronics, important documents β€” get them clear.
  2. Catch the water. Buckets, towels, plastic sheeting on furniture below.
  3. Poke a small hole in any sagging ceiling drywall. Counter-intuitive but important β€” a sagging ceiling holds water that will eventually collapse all at once. A small drained hole prevents that.
  4. Document everything. Photos and video of damage for insurance.
  5. Call us. 314-379-2871. We'll dispatch a tarp crew if it's after hours, then schedule the permanent fix.
  6. Don't go on the roof yourself. Wet shingles are extremely slippery and the leak source isn't where you think it is anyway.

Roof Repair FAQ

How quickly can you come out?

For non-emergency repairs, typically within 2–5 days. For active leaks, same day or next morning. Emergency tarp service available 7 days a week (Sun–Fri primary, Saturday by exception for emergencies).

Do you charge a trip fee just to come look?

No. Estimates and inspections are 100% free. You pay zero unless you authorize the repair work.

Will you match my existing shingle color?

For repairs less than 5 years old, usually yes β€” we order matching architectural shingles from the same manufacturer. For 10+ year old roofs, exact matches can be hard since granule colors fade. We'll always tell you upfront if a color match isn't possible.

Do repairs come with a warranty?

Yes. Every repair includes a 1-year workmanship warranty on the area we repaired. If the same problem comes back, we fix it free.

Will my insurance cover the repair?

Most homeowner's policies cover sudden damage (storms, fallen trees, hail) but not gradual wear. For storm damage, we work directly with insurance carriers and document everything they need. See our storm damage page β†’

Can you fix it without me being home?

Yes β€” once you've approved the estimate. We'll text photos before/after so you can see the work even if you're at work.

What if you find more damage than expected?

We stop, take photos, and call you with a revised estimate before continuing. We never just keep working and hand you a bigger bill at the end.

How long do roof repairs last?

Done properly, repairs last as long as the surrounding roof. A pipe boot replacement should last 25+ years. A flashing repair should last as long as the chimney. If your overall roof has 10 good years left, your repairs should too.
